Lagos land fraud
The same plot, sold to many buyers
Omonile sell one piece of land to several people. Only the first to register wins.
How it works
Family land sellers - “omonile” - sell the same plot to several buyers, sometimes within weeks of each other. Each buyer gets a receipt and an agreement that looks real. But under Lagos law, the buyer who registers first has the strongest claim; everyone else is left fighting over money that is already gone.
Warning signs
- !Pressure to “pay now before someone else takes it”
- !A seller who only offers receipts and a survey, never registered title
- !Cash-only deals with no lawyer involved
- !A price that is well below the going rate for the area
How we catch it
We search the Lands Bureau records and the chain of deeds to confirm who actually holds the registered interest, and a registered surveyor charts the plot to check it has not already been allocated or sold under different coordinates.
