Lagos land fraud

An excision that never happened

Lagos stopped issuing new excisions years ago - but the story is still sold today.

How it works

Excision is the process by which the government releases land back to a community. Buyers are told a plot is “excised” or that “excision is in process”, which would make it safe to buy. But genuine, recent excisions are rare, and a gazette dated after the cut-off is almost always fake. “Excision in process” is one of the most common sales lines in Lagos.

Warning signs

  • !A gazette or excision document dated suspiciously recently
  • !“Excision in process” with no verifiable gazette to point to
  • !The seller cannot name the gazette number or page
  • !Heavy reliance on the word “excision” to justify the price

How we catch it

We verify the actual gazette exists and matches the plot, and flag any post-cut-off or “in process” excision claim that cannot be confirmed against a real government record.
